The Legal Manager will act as Savills' appointed representative in performing the role of registered Manager of Condominium Juristic Persons for multiple residential and mixed-use buildings. The position combines legal and regulatory compliance, governance, stakeholder management, and operational oversight.
The successful candidate will be a mature, ethical, and commercially minded professional who can exercise sound judgment, communicate confidently in Thai and English, and uphold Savills' standards of integrity, transparency, accountability, and service excellence.
Responsibilities
- Perform the duties of the registered Manager in accordance with the Condominium Act B.E. 2522 (1979), as amended, the condominium regulations, lawful resolutions of co-owner general meetings, and resolutions of the Condominium Juristic Person Committee.
- Act as the legal representative of each assigned Condominium Juristic Person in dealings with government authorities, co-owners, committees, contractors, service providers, courts, and other third parties within the scope stipulated on the Condominium Act.
- Take appropriate and immediate action in urgent situations affecting building safety, security, or common property, applying the standard of care expected of a prudent property owner.
- Ensure appropriate arrangements for safety, security, and orderly conduct within each condominium.
- Ensure monthly income and expenditure accounts are prepared, disclosed, and posted within the statutory timeline and for the required display period.
- Oversee recovery of common expense arrears, including commencement or coordination of legal proceedings where arrears exceed the statutory threshold.
- Personally perform statutory duties except where delegation is expressly permitted by the condominium regulations or a valid general meeting resolution.
- Ensure compliance with the Condominium Act, applicable ministerial regulations, Land Department requirements, condominium regulations, contractual obligations, and relevant Savills policies.
- Advise Condominium Juristic Person Committees and property teams on governance, legal risk, regulatory obligations, meeting procedures, and implementation of resolutions.
- Attend committee meetings, annual general meetings, extraordinary general meetings, and client meetings as Savills' representative, as required.
- Review contracts, notices, meeting documents, policies, powers of attorney, debt recovery documentation, and official correspondence.
- Oversee statutory registrations and filings, including manager appointments, amendments to condominium regulations, committee registrations, and other submissions to the competent authorities.
- Coordinate with external legal counsel on disputes, litigation, debt recovery, regulatory matters, and other specialist legal issues.
- Identify legal and governance risks and provide practical, timely, and commercially balanced recommendations.
- Develop trusted and professional relationships with clients, committee members, co-owners, residents, developers, government officers, and business partners.
- Manage sensitive complaints, disputes, and conflicts impartially, calmly, and with appropriate confidentiality.
- Protect the reputation and interests of Savills while fairly representing the interests of the relevant Condominium Juristic Person.
- Work closely with Building Managers and site teams to ensure effective implementation of legal obligations, committee resolutions, and service standards.
- Monitor contractor and service provider performance, regulatory compliance, and contractual deliverables.
- Support incident response and investigations involving safety, security, misconduct, complaints, property damage, or other operational risks.
- Travel to assigned properties and government offices as required and manage multiple assignments effectively.
Requirements
- Thai Nationality Only
- Bachelor of Laws (LL.B.) from a recognized institution. A Thai lawyer's license is highly preferred.
- Comfortable managing several buildings or juristic person appointments concurrently.
- The candidate must be legally eligible to serve or act on behalf of Savills as a Condominium Juristic Person Manager. At a minimum, the candidate must be at least 35 years old and must not possess any statutory disqualification, including bankruptcy, legal incapacity, dismissal for dishonesty, relevant final imprisonment, prior removal for dishonesty or serious misconduct, or outstanding common expense debt under the Act.
