Director of Project Development

About the Role

The Director – Project Development is responsible for leading and overseeing the planning, development, design, procurement, construction, renovation, and project delivery of the Company’s hospitality, residential, commercial, and mixed-use developments. Acts as the Company’s representative in managing consultants, contractors, suppliers, government authorities, financial institutions, and key stakeholders to ensure projects are completed on time, within budget, and in accordance with quality, safety, and regulatory requirements.

Responsibilities

• Lead end-to-end development and construction from project feasibility through completion and handover, including new developments, renovations, refurbishments, and asset enhancement projects.
• Establish project execution plans, timelines, budgets, resource requirements, and monitor project performance to ensure delivery against approved schedules, budgets, and quality standards.
• Lead procurement and tendering processes for consultants, contractors, and suppliers; review and negotiate construction contracts, consultancy agreements, and procurement packages.
• Develop cost control and value engineering initiatives; monitor contractor performance, project variations, claims, and change orders.
• Liaise with government agencies, regulatory authorities, local municipalities, banks, investors, consultants, architects, engineers, and contractors to secure approvals and ensure compliance.
• Prepare and manage project budgets and cash flow forecasts; monitor expenditures and identify cost-saving opportunities; ensure accurate project reporting and financial accountability.
• Establish quality assurance and quality control processes, monitor project risks and implement mitigation plans, and promote a strong culture of safety and operational excellence.
• Lead and mentor project management, engineering, procurement, and construction teams; develop organizational capabilities and succession planning; foster collaboration across development, operations, finance, and business development teams.

Qualifications

• Bachelor's Degree in Civil Engineering, Construction Management, Architecture, or related field; Master's degree in Engineering Management, Construction Management, MBA, or related discipline preferred.
• Minimum 15 years of experience in project management, construction management, or real estate development with proven experience managing hospitality, residential, commercial, or mixed-use development projects.
• Strong knowledge of construction methodologies, procurement, contract administration, and project controls.
• Experience working with government authorities and regulatory agencies; strong understanding of budgeting, cost management, and project financial analysis.
• Excellent negotiation, stakeholder management, and leadership skills; proficient in project management software.
• Strong command of English and Thai.

Preferred Experience

• Hospitality development projects (hotels, resorts, serviced apartments) and asset enhancement/renovation projects.
• Large-scale mixed-use developments and owner-side project management experience.
• Experience leading multiple projects simultaneously across different locations.
