The role supports project teams by preparing cost estimates, managing tender processes, controlling variation orders, verifying payment certifications, and maintaining cost records to ensure projects are delivered within approved budgets while meeting quality and scope requirements.

Main Responsibilities:

  • Cost Estimation & CAPEX Support Support project teams in developing project budgets and scopes of work, working closely with Project Managers and Procurement. Prepare cost estimates and support CAPEX submission/approval requirements (as assigned by workflow).
  • Tender & Bidding Management (New / Renovation Projects) Manage the bidding process for construction packages (new store and renovation projects). Prepare tender documents and “blank BOQ” with quantities, coordinate bidder list selection and tender timeline. Conduct tender briefing/online bidding meetings; consolidate clarifications and commercial queries. Prepare bid comparisons and commercial evaluation summaries; support negotiation and issue bid result notifications.
  • Value Engineering (VE) & Budget Alignment When tender prices exceed the allocated budget, coordinate with PM, Interior Designer, and MEP/System teams to propose cost reduction/VE options while maintaining intent and standards.
  • Contract & Commercial Documentation Prepare contract documents / commercial terms pack for submission to contractors (per company template/process). Maintain a qualified contractor list and source new contractors to strengthen capacity/coverage.
  • Variation Order (VO) & Change Control Verify and negotiate pricing for scope changes (VO) including rate build-ups, quantities, and supporting documents. Provide VO impact summaries for approval routing and budget tracking.
  • Payment Certification & Close-Out Verify payment documents, progress claims, and prepare payment certificates (per agreed milestones and required evidence). Support commercial close-out: final account reconciliation, retention tracking (if applicable), and handover commercial records.
  • Cost Database & Reporting Maintain annual CAPEX approval records and QS cost summaries for reporting and benchmarking. Provide periodic cost dashboard inputs (tender results, cost/sqm benchmarks, VO trends) as required by QS Team Manager / PD leadership.

Qualification:

  • Bachelor’s degree in Engineering (Mechanical/Civil Engineering)
  • Minimum 5 years’ experience in QS (consultant QS firm experience preferred)
  • Strong ability to read and interpret construction drawings, ID drawings, and MEP drawings
  • Strong planning, follow‑through, and multi‑project coordination; attention to detail and numbers.
  • Strong tendering and negotiation skills with contractors.
  • Data‑driven mindset with basic cost modelling and value‑engineering awareness.
  • Able to manage multiple projects simultaneously; deliver under tight deadlines.
  • Good interpersonal and communication skills; able to work cross-functionally
  • Good command of Thai & English; clear written and verbal communication.
  • Collaborative, proactive, and solutions‑oriented attitude; able to work with cross‑functional and vendor teams.
