Responsibilities

• งานซ่อมบำรุงงานอาคารต่างๆ เช่น พื้นอาคาร เพดาน ฝาผนัง ประตู หน้าต่าง และอื่นๆ
• งานซ่อมบำรุงระบบไฟฟ้า เครื่องใช้ไฟฟ้า เช่น เดินสายไฟฟ้า เปลี่ยนหลอดไฟฟ้า เครื่องปรับอากาศระบบกำลังไฟฟ้า อุปกรณ์ไฟฟ้า พัดลม และอื่นๆ
• งานซ่อมบำรุงระบบประปา เครื่องสุขภัณฑ์ เช่น เดินท่อน้ำ ซ่อมและติดตั้งเครื่องสุขภัณฑ์ อ่างน้ำ ดูแล และซ่อมแซมระบบน้ำ
• วางแผนการให้บริการประจำวัน และการสำรวจสภาพอาคาร ระบบไฟฟ้า ระบบประปา เป็นต้น
• ติดต่อผู้รับเหมา หรือติดต่อประสานงานกับหน่วยงานต่างๆ ที่เกี่ยวข้องทั้งภายใน และภายนอกบริษัท
• Create a comfortable atmosphere and a good working environment by setting a good example with simple, straight forward behaviour.
• Be clear in communicating to contractors and vendors, ensure their works are in compliance with their PPM, in house rules, safety measures, and emergency procedures.
• Ensure all works minimise disruption, risk and inconvenience to co-workers, visitors and customers; assist the team in call out situations and ensure store operations are well managed.
• Regularly check customer service areas and bathroom facilities and take corrective action where required; ensure plant rooms and equipment stores are clean, tidy, dry, pest free and secured from unauthorised access.
• Investigate and trouble shoot equipment failures before calling outside repairmen; affect limited repairs within IKEA's in-house maintenance capability and evaluate service delivery solutions.
• Ensure the planned preventative maintenance (PPM) program is updated and vendor performance is recorded and documented; ensure SOPs and compliance documentation are available and CAFM/CMMS holds all data and files online.
• Together with your manager, plan, develop and execute store improvements, monitor and record building conditions and plant data, and assist in preparing reports on progress and adverse trends.
• Contribute to maintaining the ‘Store In Shape As New' (SISAN) and follow up scheduled maintenance according to the Maintenance Plan (5 years); ensure building facilities assets and systems are recorded and maintained in good, serviceable condition at all times.

Qualifications

• มีประสบการณ์การซ่อมบำรุงอาคารอย่างน้อย 2 ปีขึ้นไป / Minimum of 2 years experience in facilities management/maintenance management/building operations maintenance.
• มีความรู้พื้นฐานเรื่องระบบไฟฟ้า ระบบแอร์ ระบบน้ำ สามารถซ่อมแซม ตรวจสอบ และแก้ไขได้; hands-on knowledge in handling all technical aspects of building and facilities management with Project Management experience.
• สามารถใช้คอมพิวเตอร์ในการปฏิบัติงานได้; able to use Microsoft Office Suite (Word, Excel, PowerPoint, Skype, Outlook, etc).
• Knowledge of and experience in CAFM/CMMS systems operations and reporting direction.
• Be able to communicate and understand English - speaking and technical writing.
• Well versed in all local laws & regulations governing property maintenance, building management, statutory compliance and certification and licences.
• Have a strong service ethic; pro-active, can-do attitude and problem solving skills are preferred and aligned with IKEA values.
