Facility & Maintenance Manager

About the Role

At ALP, well-managed facilities are a key part of operational excellence. As Facility & Maintenance Manager, you will lead day-to-day management, maintenance, and continuous improvement of buildings and facility systems to ensure they remain safe, compliant, efficient, and ready to support business operations. This role combines hands-on operational oversight with long-term asset management and requires close collaboration with internal teams, tenants, contractors, and property management partners.

Responsibilities

• Oversee day-to-day facility operations and maintenance activities, including preventive and corrective maintenance programmes.
• Ensure building systems and equipment (HVAC, electrical systems, generators, lifts, ELV, PA systems, mechanical and M&E systems) are properly maintained and operating efficiently.
• Coordinate inspections, troubleshooting, repairs, and emergency response activities to minimise operational disruptions.
• Monitor asset performance and recommend repair, replacement, or improvement plans; support defect management and handover from construction to operations.
• Manage and supervise contractors, vendors, and service providers; prepare scopes of work, review quotations, and manage maintenance-related contracts and service agreements.
• Monitor contractor performance against KPIs, SLAs, safety standards, and regulatory requirements, and build strong working relationships with tenants and service providers.
• Prepare and manage maintenance and operational budgets, forecasts, and improvement plans; track maintenance expenditure and identify cost optimisation opportunities.
• Maintain accurate maintenance records, asset registers, repair histories, permits, and certifications; support lifecycle planning and CAPEX projects related to facility and building systems.
• Ensure facilities comply with local regulations, statutory inspections, and safety standards; lead regular safety inspections, audits, and compliance checks.
• Ensure systems and operations align with quality, environmental, and sustainability requirements and respond promptly to facility emergencies.
• Coordinate with internal departments, tenants, consultants, and property management teams; prepare regular reports on maintenance performance, risks, operational status, and improvement initiatives.

Qualifications

• Bachelor’s degree in Engineering, Building Services, Facilities Management, or a related field.
• Minimum 10 years of experience in facilities management, building maintenance, or asset operations.
• Experience in industrial, logistics, commercial, or mixed-use properties; multi-site facilities management experience preferred.
• Strong technical understanding of building systems, including HVAC, electrical, mechanical, CSA, and M&E systems; ability to read and interpret building drawings and technical documentation.
• Experience managing contractors, maintenance programmes, and statutory compliance requirements; proven ability to manage budgets and vendors.
• Professional certifications related to facilities, engineering, or safety management.
• Good command of Thai and English.
