Real Estate Manager

About the Role

This Real Estate Manager role at adidas is responsible for maximising the profitability of the South‑East Asia Own Retail & Franchise by securing real estate in alignment with targeted growth. Accountable for site identification, assessing viability, lease negotiations and ensuring financial hurdles are met in development of adidas Group retail locations. The role develops planning/reporting/admin tools and drives landlord management framework, serving as subject‑matter expert on Real Estate standards and upskilling the organisation.

Key Responsibilities

• Drive strategic growth across SEA into new and existing markets by identifying opportunities and managing the portfolio to impact top and bottom line for own retail and franchise expansion in Thailand and Vietnam.
• Ensure brand presence in key markets and locations.
• Drive portfolio performance management by reviewing and recommending performance‑enhancing opportunities with DTC counterparts.
• Develop and execute expansion strategy in SEA key cities.
• Execute within Group guidelines and criteria for site selection, deal‑making and landlord relationship management.
• Provide rational inputs for BPMs on new and remodeled stores in collaboration with DTC counterparts and Market Finance to ensure a disciplined retail real estate approach.
• Manage external real estate resources (brokers, developers) to locate and evaluate potential sites.
• Evaluate existing store portfolio to drive rent reductions, recommend lease renewals/terminations and negotiate renewals/extensions linked to store lifecycle.
• Make market‑level commercial decisions by analysing retail KPIs and local retail trends and needs.

Key Relationships

• Internal: EM & SEA Market Expansion team for Real Estate & Store Development, Legal, Retail Operations, Finance, Merchandising, Marketing, HR, Global Teams, Facilities.
• External: Landlords, brokers, industry developers and operators, architects, legal partners, general contractors.

Qualifications

• Minimum 6 years in Retail Expansion with experience as tenant and/or landlord; previous leadership experience in International Retail Real Estate function.
• University degree in business (ideally with real estate focus) or equivalent relevant retail experience.
• Multi‑channel experience or affinity; strong retail business acumen (operational and fiscal).
• Advanced experience with detailed demographic analysis.
• Excellent negotiation skills and ability to influence landlords, brokers, developers and operators.
• Ability to travel up to 50% of the time within the country, sometimes at short notice.
• Strong presentation and communication skills; fluency in English and local languages (written and verbal).
• Entrepreneurial spirit, strong ownership values and comfortable working in a matrix organisation across borders/time zones.
