Director of Engineering

About the Role

Provides a high level of property maintenance knowledge with overall responsibility for maintaining the building, grounds and physical plant with particular attention to safety, security and asset protection. Accountable for managing the budget, capital expenditure projects, preventative maintenance and energy conservation. Develops and implements strategies to meet or exceed guest and employee expectations while maximizing financial performance. Leads the emergency response team for all facility issues. Location: The Naka Island a Luxury Collection Resort & Spa Phuket, Phuket, Thailand.

Responsibilities

• Manage the physical plant including equipment, refrigeration, HVAC, plumbing, water treatment and electrical systems in accordance with Standard Operating Procedures.
• Develop and manage Engineering budget, capital expenditure projects, long term preventative maintenance and 10 year asset protection plans.
• Work with property and regional engineering leadership to monitor performance against budget; review financial reports and prepare weekly and period end P&L critiques.
• Control controllable expenses (wages, utilities, water consumption, tools and equipment, grounds keeping supplies, uniforms, vendors, service agreements, inventory) and implement energy conservation measures.
• Administer service contracts and supervise construction to ensure timely completion within budgetary guidelines.
• Ensure integration of departmental goals into property plans and communicate clear departmental objectives to staff.
• Ensure compliance with state, local and federal regulations; maintain life safety systems (fire fighting equipment, sprinklers, alarms) and ensure building/equipment licenses, permits and certifications are current.
• Manage payroll function and departmental staffing; ensure employees are treated fairly and disciplinary procedures follow SOPs/LSOPs.
• Utilize employee feedback and open communication to address concerns; recognize team achievements and support leadership development.
• Resolve guest problems and complaints and lead emergency response for all facility issues.

Qualifications

• High school diploma or GED plus 6 years' experience in engineering and maintenance or related area; technical training in HVAC-R, Electrical or Plumbing; OR
• 2-year degree from an accredited university in Building and Construction, Engineering, Mechanics, or related major plus 4 years' experience in engineering and maintenance or related area; technical training in HVAC-R, Electrical or Plumbing.
