Construction Manager

About the Role

JLL is a global provider of real estate and investment management services. Industry focus: large-scale commercial construction, institutional projects, or complex multi-phase developments requiring sophisticated project management and coordination skills. Location: Rayong / Chonburi and On-site – Bangkok, THA. Work arrangement: Onsite.

Position overview: Seeking an experienced Construction Manager to oversee all phases of construction projects from preconstruction through project closeout, demonstrating strong leadership, project management expertise, and the ability to deliver projects on time, within budget, and to quality standards.

Responsibilities

• Manage overall construction operations, coordinate trades, and serve as primary point of contact for owners, architects, and stakeholders
• Control project costs, review change orders, manage contingencies, and provide regular financial reporting to keep projects within approved budgets
• Develop and maintain master schedules, coordinate subcontractor activities, and implement recovery plans to meet milestones
• Establish and enforce quality standards, conduct regular inspections, and ensure work meets specifications and industry standards
• Implement comprehensive safety programs, conduct safety meetings, ensure OSHA compliance, and maintain accident-free work environments
• Manage subcontractor agreements, process payments, review submittals, and handle contract compliance issues
• Identify project risks, develop mitigation strategies, and manage insurance and bonding requirements
• Lead project team including superintendents, engineers, and support staff while fostering collaborative relationships
• Maintain strong owner relations, conduct progress meetings, and provide regular project updates and communications
• Ensure compliance with building codes, permit requirements, and local regulations through coordination with authorities
• Participate in design reviews, value engineering, constructability analysis, and bid management during preconstruction
• Maintain project records, daily reports, meeting minutes, and ensure proper project closeout documentation
• Select, manage, and coordinate multiple subcontractors to ensure performance, quality, and schedule compliance
• Address construction issues, resolve conflicts, and implement solutions to keep projects moving forward
• Utilize project management software, BIM coordination, and digital tools for efficient project delivery

Qualifications

• Minimum 7+ years construction management experience with increasing responsibility on commercial, industrial, or institutional projects
• Experience managing projects ranging from $10M to $100M+ with complex coordination requirements
• Bachelor's degree in Construction Management, Civil Engineering, Architecture, or related field
• Proven ability to lead diverse teams and manage multiple stakeholders effectively
• Strong understanding of construction finance, cost control, and budget management
• Excellent written and verbal communication for client presentations and stakeholder management

Preferred Qualifications

• Professional certifications (CCM, PMP, LEED AP)
• Experience with design-build, CM at-risk, or IPD project delivery methods
• Experience with major project types such as healthcare, education, commercial, or industrial
